Additional Expertise

Lease Extensions
Leasehold properties can be a thorny issue for anyone owning one.  A flat that is leasehold may be new build or old, but either way it needs to have a long lease in order for the property to hold its market value. Our Jackamans’ property team can help you to calculate how much it should cost to extend the lease on your property and will advise you of exactly the best way to protect your asset in the process.

Tenancy Agreements
A key consideration for landlords is the type of tenancy agreement to choose. There is no one-size-fits-all when it comes to these agreements and your lawyer will be happy to listen to your views and will help create the right agreement for you and your requirements.

Planning Issues
Planning is a complex web of regulations and having a lawyer who is well-versed in every aspect of this field can make all the difference.  Whatever your planning concern, you can be confident that you will receive the best possible advice and representation from your Jackamans’ lawyer.

Investment Property
There are similarities in the legal process for buying an investment property and that for purchasing your own property but there are also a few crucial differences.  First of all, the terms and conditions of mortgages available to investors vary from those for home purchases. Our lawyers will be happy to clarify and explain all of the details fully, and can also help further down the line with the legal issues that can arise for landlords, such as assistance with problem tenants.

Gifting Property
If you are considering giving a property to a loved one, or adding someone’s name to the deeds of a property, our lawyers will be happy to give you in-depth advice. This specialised legal instrument has many complex implications and also many benefits; your Jackamans’ lawyer can guide you and help you to understand them all so that you can work together to find the right solution for you.

FAQs

I’m buying a house, at what stage should I instruct a Solicitor?

If you are buying, we would advise you to call us as soon as you have had your offer accepted on a property, and as soon as you put the property on the market if you are selling. You will then be able to tell the estate agent who your solicitor is straight away. This stops any delay while you find a solicitor to act for you.

You may have questions about the property you are selling and buying which we may be able to assist you with at the start of the transaction.

Do I have to pay Stamp Duty?

Currently if you are buying a property – and do not own additional properties – there is no stamp duty to pay under £500,000.00.  However, if you are buying additional properties as an investment there will be enhanced stamp duty.  The rates may change as of 1st April 2021, but your legal adviser will be able to help you with this.
